Awaab's Law
Awaab's Law is UK legislation aimed at ensuring the safety of social housing by requiring landlords to address damp and mould hazards promptly. It's named after Awaab Ishak, a two-year-old who tragically died from mould exposure in 2020 — a case that highlighted the urgent need for stricter regulations. The law came into force on 27 October 2025.
Landlords must investigate and fix damp and mould within 10 working days.
Necessary repairs must be completed within 5 working days.
Emergency hazards must be responded to within 24 hours.
Landlords must provide a written summary of investigation findings within 3 working days.
